Matson Valuations had its beginnings in 1996 with the establishment of a one man valuation business in response to demands for local and professional property valuation advice in Toowoomba, Warwick and surrounding areas. Over time and with increased demand the business developed a broader focus and in response to that demand, David joined the firm in 2010, and Jason in 2021 and is now the business owner and principal valuer.
Matson Valuations is owned and operated by Jason Osborn with a primary area of focus throughout the Darling Downs, South East Queensland and Northern New South Wales. The firm provides a high level of market driven service with extensive local knowledge and market expertise within a culture of professionalism and integrity.
Allan Matson, Founder, Registered Valuer
Allan commenced his valuation career on 14 December 1964, predating the Valuers Registration Act of 1968. He spent the first twelve years as a field officer with the Queensland Government’s then Department of Lands in various centres throughout the State. In 1976 he transferred to the Valuer-Generals Department and spent five years mostly in North Queensland. During this time he was seconded to New Zealand’s Valuation Department to determine if rating valuations in that country would be beneficial in Queensland.
In 1981, Allan left the Valuer-Generals Department and moved into the private sector with Herron Todd Valuers in Rockhampton. Four years later he became a director of Herron Todd Valuers (Herron Todd White Valuers from January 1987) and manager of the Townsville office. He was also supervisor of the various HTW offices from Mackay north and director in charge HTW’s rural division. With his own aircraft he practised extensively throughout the Peninsular, the Gulf, Northern Territory and Western Australia.
In 1990, Allan left Herron Todd White to set up the northern division of Taylor Byrne Valuers, based in Townsville. His area of operation was basically northern Australia.
After five years with Taylor Byrne, in 1995, Allan sold his directorship and purchased a cattle property on the Darling Downs, where he has resided since and conducts a successful Droughtmaster Stud operation as well as a busy, full time valuation career.
Allan has extensive experience throughout Queensland in the Land Court, Mining & other jurisdictions as an Expert Witness and has had experience in most mining related valuation matters.
David Matson, Director, AAPI, CPV, Registered Valuer
David began working for Allan’s old company, Taylor Byrne in 2006 as a valuer’s assistant in their Brisbane office whilst completing his Bachelor degree in Business Management (specialising in real estate and development) through the University of Queensland.
In 2008 he became a registered valuer in Queensland and a Certified Practising Valuer. David continued to work in Taylor Byrne’s Brisbane office, with a broad valuation focus, until he decided to join his father in 2010. During 2014 and 2015 David contracted to Herron Todd White Valuers (Far North Queensland) on a FIFO basis undertaking a range of valuations in Far North Queensland including commercial properties and going concerns.
David is a Justice of the Peace (Qual.) and completed a Graduate Certificate in Mediation and Conflict Resolution through the University of Queensland in 2010. He also holds a Professional Certificate in Rural Valuation from the University of Queensland and a Masters in Mediation and Conflict Resolution from the James Cook University.
Jason Osborn, Associate Director, AAPI, CPV, RICS, Registered Valuer
Jason commenced as a valuer in 2008 while at Goondiwindi with Herron Todd White, gaining experience in residential, rural commercial/industrial and large-scale rural properties. Becoming a rural and regional valuer was a natural progression in a career which included soil conservation, property management planning, grazing management, financial analysis and agribusiness banking.
Jason has operated in a variety of geographic locations including the Northern Territory, Wet Tropics, Central Highlands, Mulga Lands, Channel Country, Darling Downs and Border Rivers in Queensland, and has even valued blueberry farms in Tasmania. Valuation assignments included mortgage security, compensation assessments and financial reporting. He has a particular interest in pastoral and horticultural valuations.
In 2021, after nearly 13 years in the corporate valuation environment, Jason took up the opportunity to work with Matson Valuations, having common interests with David and Allan through both the valuation profession and breeding Droughtmaster cattle. He has been a resident of Warwick since 2009 and now owns and operates Matson Valuations and the principal Director and Valuer.
